      A: Click on 'Owner Reference' and then find the Covenants documents. They contain information on Rules and
       Regulations of River Woods.

3 - Q: Is River Woods a condominium association?
      A: No, River Woods is a community of individual homeowners in 34 attached townhouses.

4 - Q: What is the River Woods Maintenance Corporation?
      A: The River Woods Maintenance Corporation is a not-for-profit homeowners association that owns the common
      land between and around the houses. The RW Maint. Corp. is responsible for the maintenance of the common
      property, while each homeowner is responsible for the maintenance of their home and land. By agreement of
      all the homeowners, maintaining all of the grass areas and plowing the streets are done by the Maintenance Corp.
      and are included in the homeowners annual maintenance fee.

5 - Q: Who is a member of the River Woods Maintenance Corp?
     A: Every homeowner in River Woods automatically becomes a member of the corporation when they acquire
     their home.

6 - Q: What is the RW Maintenance Corp. Board?
     A: The Board consists of the elected officers of the corporation who serve voluntarily to conduct the 
     business of the corporation. According to the bylaws, there is a maximum of 6 Board members
     who serve a one-year term each. They are elected at the annual meeting of the corp. membership.

7 - Q: Is there a fee for RW homeowners?
     A: There is an annual maintenance fee for each home. It covers the costs of lawn & landscaping
     maintenance, snow plowing and general maintenance of the common property and insurance
     and administrative expenses.

8 - Q: What are the “covenants”?
     A: Covenants are a set of deed restrictions that are legally binding on the owners. They contain certain
     restrictions on the appearance and use of the property. The covenants are accepted as part of the title
     when acquiring property in River Woods.

9 - Q: How can I get a copy of the River Woods covenants?
     A: Each homeowner should receive a copy of the covenants at the closing on their property. They can
     also obtain a copy from the Secretary of the RW Maintenance Corp. or access a copy on the Owners
     Reference Page of this web site. The covenants are also on file with the County Clerk’s office.
